34. Before the issue of the relevant Construction Certificate(s) a revised BASIX Certificate and Basix Stamped Plan is to be submitted to the satisfaction of the Group Manager, Development and Traffic Services. This revised certificate is required to: (a) Reflect the approved development (b) Apply thermal performance of glazing assemblies that do not conflict with the recommendations of the SLR Report 610.30489- R02-v5.0 dated 12 September 2024 (c) Be supported by plans and specifications stamped in accordance with BASIX requirements. 38. Before the issue of a Construction Certificate, the Certifying Authority is to be satisfied that the drawings and specification contain all necessary details to deliver the commitments listed in BASIX certificate No 726435M_31 dated 12 December 2025 and BASIX stamped plan set approved by this consent reference 117914-DAA Stamped Drawings-v31 (r2).pdf. Reason: To ensure BASIX commitments are fulfilled in accordance with the BASIX certificate (prescribed condition under clause 76 EP&A Regulation 2021 and meet the requirements of LEP2023). 81. Under Clause 75 of the Environmental Planning & Assessment Regulation 2021, it is a condition of this development consent that each commitment listed in the BASIX certificate No 726435M_31 dated 12 December 2025 and BASIX stamped plan set approved by this consent reference 117914-DAA Stamped Drawings-v31 (r2).pdf will be fulfilled prior to occupation. 35. Glazing assemblies are to be demonstrated as meeting the thermal performance requirements of the BASIX certificate approved in accordance with condition 34 of this consent with glazing components having an external visible light reflectivity no greater than recommended by SLR Report 610.30489-R08-v1.0 dated 19 September 2024 (measured at the normal angle). 37. The works/methods/procedures/control-measures/recommendations in the specialist reports outlined in Condition 1 shall be incorporated into the plans and documentation accompanying the relevant Construction Certificate to the satisfaction of the Certifying Authority. A list of all of the recommendations and how they have been actioned shall be provided to Council. Reason: To ensure a suitable level of residential and public amenity. 82. Prior to the issue of any Occupation Certificate for self-contained dwellings the Principal Certifying Authority is to ensure that all Fridges, Clothes Washers, Clothes Driers, Dishwashers and Air Conditioners have at least the Energy Star Ratings and WELS water ratings as required by the BASIX certificate No 726435M_31 dated 12 December 2025. 64. The development is to be carried out strictly in accordance with the commitments listed in the BASIX certificate BASIX certificate No 726435M_31 dated 12 December 2025 and BASIX stamped plan set approved by this consent reference 117914-DAA Stamped Drawings-v31 (r2).pdf. 12. The development is to be carried out strictly in accordance with the commitments listed in the BASIX certificate as approved by accordance condition 35, for the development to which the consent applies. 154. Between collection periods, all waste/recyclable materials generated on site must be kept in enclosed bins with securely fitting lids so the contents are not able to leak or overflow. Bins must be stored in the designated waste/recycling storage room(s) or area(s) between collection periods. 97. The development is to be carried out strictly in accordance with the commitments listed in the BASIX certificate as approved in accordance with condition 34 of this consent, for the development to which the consent applies. Under Clause 27 of the Environmental Planning & Assessment Regulation 2021, it is a condition of this development consent that all design measures identified in the BASIX Certificate No. 1797039M_07, will be complied with prior to occupation. 10. 63. Any damage to Council assets that impacts on public safety during construction is to be rectified immediately to the satisfaction of Council with all costs to be borne by the person having the benefit of the Development Consent. Reason: To protect public safety. BASIX Compliance

115. A street numbers are to be placed on each building in a readily visible location from a public place prior to the issue of each Occupation Certificate. The numbers are to have a minimum height of 75mm. Reason: To ensure a visible house number is provided. BASIX COMPLIANCE

11. All the residential common areas proposed within the site, including rooftop terraces, shall be fully accessible to disabled persons. Reason: To provide equitable access for disabled persons. Implementation of BASIX Commitments
