At least 7 days before any demolition work commences: (a) Council must be notified of the following particulars: (i) The name, address, telephone contact details and licence number of the person responsible for carrying out the work; and (ii) The date the work is due to commence and the expected completion date. (b) A written notice must be placed in the letter box of each adjoining property advising of the date the work is due to commence. (Reason: To ensure adequate details are provided to Council and properties in the immediate area of the proposed works).
21. Standards for independent living units. The development must comply with the standards set out in Schedule 4 of State Environmental Planning Policy (Housing) 2021. Details of which to be submitted and approved by the Principal Certifier prior to the release of the Construction Certificate. (Reason: To ensure accessibility and usability is achieved). DEMOLITION CONDITIONS The following conditions are imposed to ensure compliance with relevant legislation and Australian Standards, and to ensure that the amenity of the neighbourhood is protected. A Construction Certificate is not required for Demolition.
22. Demolition Deposit. The Council must be provided with security for the purposes of Section 4.17(6) of the Environmental Planning and Assessment Act 1979 in relation to potential damage caused to Council's roads, footpaths or kerbing/guttering (in a sum determined by reference to the item ‘Demolition – All others- per 20 metre frontage or part thereof’ in the 2022-2023 Fees and Charges statement published by the Council) prior to the demolition occurring on the site.
