55. A sign must be erected in a prominent position on any work site on which worki nvolved in the erection or demolition of a building is being carried out: (a) stating that unauthorised entry to the work site is prohibited, and (b) showing the name of the person in charge of the work site and a telephone number at which that person may be contacted outside working hours. Any such sign is to be removed when the work has been completed. This condition does not apply to: (c) building work carried out inside an existing building or (d) building work carried out on premises that are to be occupied continuously (both during and outside working hours) while the work is being carried out.

18. Toilet Facilities (a) Toilet facilities must be available or provided at the work site before works begin and must be maintained until the works are completed at a ratio of one toilet plus one addiitional toilet for every 20 persons employed at the site, and (b) Each toilet must: (i) Be a standard flushing toilet connected to a public sewer, or (ii) Have an on-site effluent disposal system approved under the Local Government Act 1993, or (iii) Be a temporary chemical closet approved under the Local Government Act 1993. Notice of commencement for demolition At least one week before demolition work commences, written notice must be provided to council and the occupiers of neighbouring premises of the work commencing. The notice must include: 1. name 2. address, 3. contact telephone number, 4. licence type and license number of any demolition waste removal contractor and, if applicable, asbestos removal contractor, and 5. the contact telephone number of council and 6. the contact telephone number of SafeWork NSW (4921 2900). Condition reason: To advise neighbours about the commencement of demolition work and provide contact details for enquiries

111. Site Fencing The site shall be secured by an 1800mm (minimum) high temporary fence for the duration of the work. Gates shall be provided at the opening points and open and secured in such a way as to not obstruct the public footway. Such protection work, including fences, is to be constructed, positioned and maintained in a safe condition to the satisfaction of the Principal Certifier, prior to the demolition of the existing structures and commencement of building operations. REASON To protect the amenity of the neighbourhood and ensure public safety.

58. Consultation with Ausgrid is essential prior to commencement of work. Failure ton otify Ausgrid may involve unnecessary expense in circumstances such as. (a) where the point of connection and the meter board has been located in positions other than those selected by Ausgrid o (b) where the erection of gates or fences has restricted access to metering equipment. During demolition / excavation / construction The following conditions must be complied with during demolition, excavation and or construction.

Asbestos removal signage Before demolition work commences involving the removal of asbestos, a standard commercially manufactured sign containing the words ‘DANGER: Asbestos removal in progress’ (measuring not less than 400mm x 300mm) must be erected in a prominent position at the entry point/s of the site and maintained for the entire duration of the removal of the asbestos. Condition reason: To alert the public to any danger arising from the removal of asbestos

22. Hours of work Site work must only be carried out between the following times –  For building work, demolition or vegetation removal from 7:00am to 5:00pm on Monday to Saturday. No works to be carried out on Sunday and public holidays. Site work is not to be carried out outside of these times except where there is an emergency, or for urgent work directed by a police officer or a public authority. Condition reason: To protect the amenity of the surrounding area.

97. Hours of Work Site work must only be carried out between the following times. For building work, demolition or vegetation removal from 7:00am to 5:00pm on Monday to Saturday. No works to be carried out on Sunday and public holidays. Site work is not to be carried out outside of these times except where there is an emergency, or for urgent work directed by a Police Officer of a public authority. REASON To protect the amenity of the surrounding area.

Demolition management plan a) Before demolition work commences, a demolition management plan must be prepared by a suitably qualified person. b) The demolition management plan must be prepared in accordance with Australian Standard 2601 – The Demolition of Structures, the Code of Practice – Demolition Work, Bayside Council DCP 2022 and must include the following matters:
